Palm-lined residential street in a South Florida neighborhood

Doral is where the county does its logistics. Warehousing, distribution, freight forwarding and light industry sit alongside office parks, retail and a substantial newer residential build-out, with Miami International Airport immediately to the east. That mix makes Doral the most commercially weighted paving market in Miami-Dade, and commercial paving here is not residential paving scaled up.

The difference is load. A residential driveway carries a couple of cars making the same gentle movements each day. A Doral yard carries loaded tractor-trailers manoeuvring, reversing and standing still with their weight concentrated onto a small contact area. Those are different structures, and building one to the specification of the other produces failure inside a couple of years rather than in twenty.

Truck Loads Are a Different Structure Entirely

The damage a loaded truck does to a surface is not proportional to its weight -- it is disproportionate to it, which is why a yard used by heavy vehicles needs a fundamentally deeper build rather than a slightly thicker one. A lot specified for cars and then used by trucks does not wear out gradually. It fails in defined places, quickly.

Those places are predictable, which is the useful part. The entrance where vehicles turn in off the road. The apron in front of a loading dock, where trailers reverse and then sit. The approach to a refuse enclosure, which takes a heavy collection vehicle on a fixed schedule. Drive aisles carrying every movement on the site. Those areas justify deeper base and thicker surface, while the parking bays themselves can be built to a lighter specification without any loss.

Designing that unevenness in at the start costs less than building the whole site heavy, and far less than repairing the heavy-use areas repeatedly while the bays remain untouched. A contractor who quotes one specification across an entire industrial site has not looked at how the site is used.

Standing trailer loads deserve particular attention in this climate. A landing gear leg concentrates enormous weight onto a few square inches, and asphalt that has softened in Miami afternoon heat is at its most vulnerable to exactly that. Dock aprons are where this shows up, and they are worth specifying deliberately rather than treating as part of the general yard.

Drainage on a Large Impervious Site

A commercial yard is a large impervious surface on flat ground taking storms that can deliver an inch of rain in under an hour. That is a volume problem rather than a grading detail, and it has to be designed rather than adjusted.

Four things decide it: the position of the low points, the placement of inlets, the gradients feeding them, and the destination of everything once collected. Drainage that is no better than adequate behaves faultlessly for eleven months and then, on one afternoon, puts enough standing water across the yard to halt truck movements. On a distribution property that lost afternoon costs more than the paving did.

Putting a new surface down is the single realistic chance to fix drainage that has never performed, since every level on the site is being re-established regardless. Hollows that have ponded for a decade get lifted, and gradients get re-cut to feed the inlets already in the ground, for a fairly small addition to the price. Roll that new surface and the opportunity shuts again, possibly for another ten years.

Phasing Around a Site That Cannot Stop

Doral does not have a slow season. Distribution runs year-round, offices run year-round, and retail runs year-round, which means there is rarely a natural window when a site can simply close for paving.

Virtually any site can be broken into stages: half the yard, then the other half; bay by bay; or through the night where the property and the neighbours allow it. Staging is not free -- each return visit is another mobilisation, every division between stages leaves a joint, and the job occupies a longer stretch of calendar. Where shutting down means turning lorries away at the gate, all of that is money well spent.

What matters is settling the staging before anybody puts a price on it, because staging alters the running order, the plant booking and how the divisions are detailed. Ask for it after a quote written around a total shutdown and you are not making a small request -- you are asking for the whole thing to be costed again. That discussion is far easier held up front.

On sites with dock schedules or delivery windows, the sequence should be built around them explicitly. It is usually possible to work around a fixed schedule; it is rarely possible to work around one nobody mentioned.

Residential Doral and Community Drives

Alongside the industrial and commercial work, Doral has a substantial newer residential population living largely in townhome and condominium communities, and the paving there is its own category -- community access roads, resident parking areas and visitor bays rather than individual household driveways.

Those surfaces carry more than household traffic. Moving vans, delivery vehicles and refuse collection all use them on a regular basis, so they need specifying closer to a light commercial lot than to a driveway, particularly at the entrance and around the refuse enclosure.

On community work the asphalt is rarely the difficult part -- warning people is. Residents have to be told where to leave their cars and for how many days, and assembling that agreement takes longer than laying the surface does. These jobs are won or lost in the correspondence with the board and the households, weeks before a single machine turns up.

Most work in Doral is commercial rather than residential -- the parking lot paving page covers loads, layout, striping and phasing in detail.

Asphalt paving in Doral — FAQ

Can our warehouse keep operating during the work?

Normally, yes. Nearly every yard can be broken into stages -- half and half, bay by bay, or through the night where the setting permits. Settle it before anyone prices the work, though: staging changes the running order, the plant booking and the division detailing. Bring it up in the opening conversation.

Why do truck yards need so much more build than a parking lot?

Because heavy axle loads do disproportionate rather than proportional damage, and because trailers stand still with their weight concentrated on a very small contact area. A surface specified for cars and used by trucks does not wear out gradually -- it fails in defined places, fast.

Which parts of our site will fail first?

Predictably: the entrance where vehicles turn in, dock aprons where trailers reverse and sit, the approach to the refuse enclosure, and the drive aisles. Those areas justify deeper base and thicker surface. The parking bays themselves can be built lighter without any loss.

Can we fix flooding in the yard while the lot is being resurfaced?

There is no better moment. Every level is being re-established regardless, so hollows get lifted and gradients re-cut to feed the inlets already installed, for a modest addition to the bill. Once that surface is rolled the chance has gone until the next time round.

Do you work on Doral condominium and townhome communities?

Yes. Community access roads, resident parking and visitor bays carry moving vans, deliveries and refuse collection, so they get specified closer to a light commercial lot than a driveway. On those jobs the resident notice period is usually longer than the work itself.

How much disruption should we plan for?

It depends entirely on whether the site is phased and how tightly. A phased job stretches over a longer calendar with each section out of service briefly, rather than the whole site out at once. The right sequence comes from your operating pattern -- dock schedules and delivery windows should be on the table before anyone prices it.
